Mitre Wharf

Mitre Wharf comprises a substantial open site with extensive Grand Union canal frontage, at the gateway to the Old Oak Common Regeneration Area. The asset is income producing at present whilst Boropex work up a planning scheme for a substantial mixed use development. 

As with many of our holdings, Mitre Wharf is strategically located in a landmark regeneration area, where we believe enhanced returns can be achieved. This is set to be London's newest neighborhood with the arrival of HS2 and Crossrail by 2026.

Bennett Park

The building at Bennett Park provides a mix of studio and larger apartments, located on a pretty cul-de-sac in the centre of Blackheath Village. The property has always let well and seen steady rental growth with an unusually low tenant turnover, which is testament to the demand for this location.

In order to enhance the value and maximise the potential of this location, planning consent has been achieved to replace the dated facade with an attractive modern design and add a stunning new penthouse floor.The building will also be extended to create four 2 bedroom luxury apartments.

Construction to commence Summer 2017.

Goldhawk Road

Shepherds Bush in West London has experienced excellent growth in the recent past and due to our existing holdings in the locality we have been able to spot this trend and make further residential acquisitions with a view to refurbishment and planning gains. The planned redevelopment of Shepherds Bush market will further improve this up and coming location which is well served for public transport and strategically located with easy access to both the West End, Heathrow and local amenities. These include Westfield London, the new John Lewis and the BBC redevelopment area. The wider area will also benefit from the emerging regeneration of the Old Oak and Park Royal Development Corporation to the North.

Boropex are currently working on a number of refurbishments and planning projects on and around Goldhawk Road.

Examples include a studio apartment in run down condition. We were able to acquire the property at a competitive price level thanks to our ability to proceed quickly. The property offered a fantastic opportunity to add value through planning and development. Shortly after completion, we obtained planning permission to almost double the size of the property, converting the studio into a 2 bedroom apartment. The project is due for completion in early Summer 2017.

Westferry Road

The site comprises an existing retail and residential building and adjacent development site. Boropex are at the pre-planning stage, working up concepts for the development of the vacant site, and refurbishment or redevelopment of the existing buildings.

Apex Park

Apex Park in Welwyn Garden City is a 100,000 sq ft warehouse and industrial Headquarters building. The main warehouse and light industrial building, was comprehensively refurbished in 2001.

The building is let to Aurora Lighting, who occupy the property as their HQ. In order to secure a further 10 year commitment from the tenant at lease renewal in 2014, Boropex  comprehensively reconfigured the estates infrastructure access roads and created a new service yard to improve and enhance vehicle circulation and servicing of the building.

Additional infrastructure and roadways have also been created to enable the future construction of brand new high-quality warehouse and light industrial buildings.

In addition to the main building at Apex Park, there is additional land to allow for further expansion of the estate. Planning permission has been obtained to provide brand new Grade A warehouse and industrial buildings.
